Project managers often ask for a single “demolition price per square metre.” In practice, NSW demolition costs are driven by site conditions, compliance, and waste — not a one-size rate. Below are the main cost factors we discuss on commercial and industrial quotes. Any dollar figures mentioned elsewhere online should be treated as indicative only; we quote after reviewing your site.
1. Building size, height, and construction type
A single-storey warehouse with clear access costs differently from a multi-level commercial building with complex structure, basements, or adjoining occupants. Structural complexity, materials (steel, concrete, masonry, timber), and the need for staged deconstruction all change plant hours and crew mix.
2. Access, staging, and live-site constraints
Tight CBD or industrial lots, shared driveways, height limits, and working beside live operations increase traffic management, exclusion zones, and shift planning. Staged demolition on an active site usually costs more than a clear, vacant pad — but protects the client’s ongoing operations.
3. Hazardous materials
Asbestos, lead paint, PCBs, and other hazmat discoveries add assessment, licensed removal (where required), air monitoring, and specialised disposal. Early hazmat surveys reduce surprise variations mid-job.
4. Waste classification and tip fees
Spoil and demolition waste must be classified correctly under NSW EPA rules. Contaminated or mixed waste attracts higher disposal costs than clean fill or sorted recyclables. Distance to licensed facilities and truck cycles also matter.
5. Approvals, documentation, and insurance
DA/CDC conditions, SafeWork notifications, SWMS packages, and make-safe sign-off are part of a compliant job. Cutting documentation to chase a low headline price is a false economy if work is stopped or rejected.
6. Programme urgency
Emergency or accelerated programmes may need night shifts, weekend work, or rapid mobilisation. Those premiums should be scoped explicitly rather than buried in day rates.
How to get a useful quote
- Share drawings, photos, and suburb/access notes
- Provide any existing hazmat or geotech reports
- State whether the site is live or vacant
- Confirm waste destinations and recycling goals if known
- Ask what is included: plant, labour, disposal, traffic control, make-safe
Indicative ranges: we do not publish fixed public price lists because variation between sites is too wide. Treat any third-party “from $X/m²” figures as indicative conversation starters only — not a quote. Grana Works prices after a site review.
